A heavily-trafficked and popular Dutch Bros with two drive aisles is in the works for the corner of Ustick
and Eagle in Wadsworth subdivision. Area Dutch Bros have closing times of 11 PM, 12 PM, and some
are operating 24-hours. A drive-thru Restaurant is planned in the Wadsworth Subdivision with expected
late night closure hours (Wienerschnitzel) at the northwestern corner of the subdivision. AFC Urgent
Care is open 8 AM to 8 PM. The Jamba Juice with yet another drive-thru closes at 10 PM on weekdays
and 11-12 PM weekends at other Idaho locations.
This will be a heavily-trafficked subdivision for its small footprint and 122 parking spaces. You don't
want patrons going across heavily-trafficked arterials or the State Hwy to seek parking or spilling into
residential parking. This nightclub/events center/concert house business model does not fit its intended
space at 400 person capacity.
The Oasis was seeking a 1000 person capacity and is accepting a 400 person capacity just to get their
foot in the door, only to seek a future modification in the future, in my opinion. The Knitting Factory has
a 999-person capacity. They have around 150 events per year. Is this the type of business and packed
event potentials we want to see in this very small subdivision, so close to residences and other
businesses? It looks like the Knitting Factory has a mezzanine,just as The Oasis is planning. The
Revolution Concert House and Event Center also has a mezzanine, as you can see from the photo below,
with everyone packed in there like sardines.
Are we ready to shoehorn the population of a small city into this space,for events and nightclub
activities? This site may have potentials for 150 events or more, annually, so close to residences? To
paraphrase a portion of the article below to this particular situation: don't force it....get this right. Deny
The Oasis CUP at Eagle and Ustick; it has no business being in business at this location.

Knitting Factory Concert House in Boise plans

With pandemic restrictions lifted, concert venues nationwide are scheduling shows
again_
But Idaho music fans eager to storm the stage at the Knitting Factory Concert House,
416 S. 9th St.,will have to wait awhile.
Downtown Boise's popular music destination plans to return to action—but not for
another two full months.Americana musician Shakey Graves will headline an Aug. 1
concert,Knitting Factory talent buyer Danny Glazier said.
"There might be some sort of event day before or day after,"he said,`hut in terms of
full, official grand opening,it only makes sense that it's Shakey Graves—that we've
had in our room a million times, and we love to death."
Founded in 2001 as The Sig Easy Concert House before being rebranded as the
Knitting Factory in 2008,the 999-capacity venue normally offers around 150 events
per year.By August,the room will have been silent for more than 16 months.But
returning midsummer is in line with other similar spaces around the country,
Glazier said.
"It all comes down to touring volume,"he explained. "We don't want to open until
that volume is back to somewhat normal.And the touring business—as of right
now on the club level—looks to be reaching somewhat of a post-pandemic level in
August and mainly September. So that's one of the reasons you don't see us opening
immediately.
"The other reason is, quite frankly,we need to start rehiring."
When the Knitting Factory does reopen,the plan is to do so at full capacity, Glazier
said. But he expects some concertgoers to have mixed feelings about packing
themselves into a sweaty, sold-out show again.
That's another reason it makes sense not to rush things.Traversing the ever-
changing dynamics of the pandemic, the Knitting Factory wants to be reborn with a
well-constructed plan,Glazier said.
"We need to re-evaluate our COVID-19 protocols,because we find it essential to make
people feel safe,"he said. "And kind of help people navigate a little bit of the PTSD
they might have after the pandemic. I think we owe it to our patrons to give them a
plan what to expect when they come through our doors for the first time in 16
months. ... We don't want to force it.We want to get it right."
