Van Auker, an individual, is the owner of the property described as follows: A parcel of land located in the West 1/2 of the SW1 /4 of Section 12, T.3N., R.1 W., B.M., Ada County, Idaho, more particularly described as follows: Commencing at the Southwest corner of said Section 12, from which the '/4 corner common to Section 13 and the said Section 12 bears South 89015,24" East, 2651.28 feet; Thence South 89'15'24" East, 353.08 feet to the REAL POINT OF BEGINNING. Thence North 00°43' 10" East, and along the East line of Heppers Acre Subdivision, as same is recorded in Book 19 of Plats at Page 1.298, records of Ada County, Idaho, a distance of 1476.50 feet to the Northeast corner of said Subdivision lying on the South right-of-way of the Union Pacific Railroad; Thence along said right-of-way South 88°30'36" East, 968.15 feet; Thence departing said right-of-way South 00032'36" West, 1463.89 feet to the West 1 /16 corner common to said Sections 12 and 13; Thence North 89'15'24" West, 972.56 feet to the Point of Beginning. Containing 32.75 acres, more or less. It is the intention of the undersigned to hereby include the above described property in this plat and to dedicate to the public, the public streets as shown on this plat. The easements as shown on this plat are not dedicated to the public. However, the right to use said easements is hereby perpetually reserved for public utilities and such other uses as designated within this plat, and no permanent structures are to be erected within the lines of said easements.
