NARRATIVE FULLY DESCRIBING THE PROPOSED PROJECT:
CORKSCREWS WINE SHOP will be a Meridian retailer of fine wines and dry snacks located at
729 N. Main Street, Old Town, Meridian, ID 83642.
Corkscrews Wine Shop will be an upscale full service retail merchant of fine wines. It will
distinguish itself from the competition and capture market share by securing prime store front
location in the Old Town area where restoration and improved traffic transportation is planned. It
will follow the best practices of its retail category leaders, with particular emphasis on excellent
customer service, friendly professional atmosphere where the public can take a break after work
hours, meet up with friends, enjoy catching up on the broad unique selection of quality wine
inventory with competitive pricing enjoying a salty or sweet snack. Specialty wine gift accessories
will be available for purchase. Corkscrews is offering a private conference room area for corporate
and private meetings.
Our mission is to develop into the best location to buy wine in Meridian, meet up with
friends after work, and celebrate those special events which will be measured in our
growth in sales, and in opinions and ratings published in the media. Inventory and sales
records will be computerized, to allow the company to identify and exploit best selling
products, match volumes and profitability to service levels, anticipate demand, manage
cash flows, assist in revenue growth plans, and optimize supplier/distributor relationships.
Corkscrews will become active in the Meridian Community with membership in the Meridian
Chamber of Commerce and the Downtown Renewal Organization.
Goals:
➢ Earn and maintain Corkscrews Wine Shop ratings as one of the best stores in the Meridian,
Idaho wine bar retail trade business.
➢ Establish 35% minimum gross profit margins (retail price less wholesale cost) from
inception.
➢ Achieve a profitable return on investment within three (3) years.
ADDITIONAL REQUIREMENTS FOR CONDITIONAL USE PERMIT
PROJECT NAME: Corkscrews Wine Bar
Attached is an inside layout plan. 11 x 17 & reduction on 8 %2 x 11
All existing boundaries, property lines, and dimensions of the lot will not change.
Relationship to any adjacent properties, streets, and private lanes will remain the same.
Easements and right of way lines on or adjacent to the lot will remain the same.
Existing and proposed zoning of the lot is OT (Old Town). It will not change.
Building location is permanent.
PARKING & LOADING:
There is parking available on the front street on Main Street and on the side Street of Idaho
There is additional 7 after hour parking spots available across the street in front of the Idaho
Independent Bank which is 86.4 feet from the entrance of the Heritage Building.
An additional 33 after hour parking spaces are available behind the Meridian Cycle shop on the
comer of Pine St and Main St which is 341.3 feet from the entrance of the Heritage Building.
There are negotiations ongoing for permission to park after hours in the vacant dirt lot behind the
Heritage Building and the City of Meridian parking lot with access from N. Main Street owned
by Mr. David Kline. During the day the customers of the adjacent barber shop park in that lot
with permission from Mr. David Kline.
Delivery trucks will park and unload on Main Street or Idaho Street with physical delivery at the
Main Street entrance as they do at the current time for current tenants in the Heritage Building.
TRAFFIC ACCESSES DRIVES:
There are no private parking lots or driveways.
OPEN/COMMON SPACES:
There is no open/common space.
REFUSE AND SERVICE AREAS:
Refuse will be collected and delivered to dumpsters provided for the buildings other tenants
behind the Sunrise Restaurant per owners of the Heritage Building.
UTILITY PLAN:
All utilities are in existence.

Our name is Von and Marla Smith and Marie Straight. We all reside in Meridian.
We are applying for a conditional use permit for a small wine lounge with wine for sale
by the glass or bottle on premises and bottles to go. We will have retail wine related gift
items for sale also. We will have dry snacks available for purchase.
We are hoping to create a positive respectful classy lounge for Meridian residents to stop
in for some quiet conversation and a crisp glass of wine. There will also be a small
conference room for meetings or private celebrations. Food may be catered in for those.
WE WILL NOT BE A RESTAURANT OR BAR OR TAVERN.
The location we have selected is 729 N. Main St, Meridian, Idaho.
The Heritage Building. Previously El Tenampa Restaurant was the tenant, and then a real
estate office. It is vacant at this time.
We think that Old Town downtown Meridian would benefit from a business like what we
have proposed.

COMMITMENT OF PROPERTY POSTING
