Re: Mills Veterinary Conditional Use
The proposed project is a 2,491 square foot single story veterinary clinic. It will be
located on Lot 50 in Block 7 of the Sundance Subdivision #5. The zoning
designation is L-O which requires this type of use to be approved through the city's
Conditional Use process.
The clinic's normal business hours will be 8am to 6pm, Monday through Friday, and
8am to 1 pm on Saturday. There will be no boarding of animals within this facility.
Treated animals in the inside kennel area will be kept during normal business hours
only.
The applicant does request an allowance for a small outside fenced area of 120
square feet to the east of the building. This area will occasionally be used for
animals. These animals will always be attended by a staff member. Any animal
waste in this area will be removed immediately by the attending worker. This
location would be screened from the adjacent public right of way. The fence would
be constructed of solid material to further provide screening.
The building design and landscaping being provided are consistent with other
existing buildings within the subdivision. Please refer to the attached submittal
packet for more information.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
