Dear Planning and Zoning Staff:
On behalf of White Leasure Development we are pleased to submit the above mentioned project f,)r
Conditional Use. The project consists of a multi -tenant retail shops building with a drive through.
The proposed site is currently a vacant tract of land, consisting mainly of 1.08 acres of bare dirt. Street
landscape frontage improvements have been constructed during construction of the adjacent property. The
adjacent users are Lowes Home Improvement to the West, Overland Road to the North, Walgreens to the east
and a vacant lot to the south. Access to the site will utilize the existing curb cut access points off of Overland
Road.
The proposed development consist of a new 7,800 square foot multi -tenant retail building with a drive thru
lane that wraps around the rear of the building to a drive thru window on the east wall. An escape lane is
proposed along the southern portion of drive thru lane which will discharge onto an existing drive aisle.
Building materials consist of cultured limestone accents to match the adjacent Walgreens, clear glass
storefront, metal canopies and awnings painted green to match Walgreens, and portland cement plaster stucco
in complimentary earth toned colors.
We believe our submittal meets the criteria and submittal requirements for Conditional Use Review

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
