Specifically that development will include commercial (3 low-rise professional/retail buildings) fronting 10 mile with approximately 25 residential lots behind. This would require removing the property from the current designated land use of the Waste Water Treatment Plant (WWTP) to allow construction of residential homes, R2 or R4. The project would then consist of an office designation on 10 Mile frontage of about 2 acres and the back of the property with a low density residence designation. The proposed land use and homes will match the existing estate homes in the area both North and East of the property and the commercial development across 10 mile. If necessary we will provide a suitable barrier between our south boundary to effectively interface with possible adjacent commercial or industrial development. The council may, however, see fit to extend some residential allowance even further south than our property line. This development will aid the city in the current imbalance of residential vs. commercial. Interconnectivity from both the residential and commercial portions of our development will be made to future adjacent property development with pedestrian or roadway paths. Neighbors are in agreement with this type of development, desiring to have similar residential and well integrated commercial next to their homes rather than an undesirable commercial/industrial development next to their estate homes. The exclusion of residential homes on this parcel was made prior to a complete evaluation of the Wastewater Treatment Plant Odor and Noise Assessment done in September of 2004. The attached Odor, Noise and Frequency contours determined from that report clearly identify our parcel outside the bounds of objectionable limits of all three of these areas. I have lived on the property for the last 20 years and have never heard objectionable noise and only on rare, calm summer evenings smelled offensive odors for a short period of time.
