Jeff,
1. Do the canopies (overhangs over the windows) project? The site plan or elevations do not
reflect if they do. If so, how much?
2. Does the blue portion of the building (south elevation) modulate from the rest of the building
to the right? This site plan shows a smooth wall.
3. ASM 5.1D states “untextured concrete panels and prefabricated steel panels are prohibited as
field materials for building façades, except when used with a minimum of two other qualifying
field materials and meeting all other standard fenestration and material requirements. It
appears much of the building is pre-fabricated steel panels. What are the two other qualifying
field materials (“Field Material” is defined in the ASM as materials or colors used for at least
20% of applicable façade elevations, excluding all fenestration area.)
4. Has cross access been provided to the north and west? I have not seen an updated landscape
plan or site plan.
5. Note that UDC 11-3B-5-O states “Lawn and turf areas shall not comprise more than fifty (50)
percent of the total landscaped areas and shall consist of water conserving grasses, including,
but not limited to, buffalo grass, blue gamma grass, compact fescue, zerilawn, and/or
rhyzomotuous tall fescue.” Is the total landscape area greater than this? If so, you need to
plant additional shrubs or other materials. The most recent landscape plan (attached) does
not indicate what ground material is in the parking perimeter islands.
