Broadway Ave. Meridian, Idaho 83642 Attn : Planner p. 208.884.5533 Re: Certificate of Zoning Compliance & Design Review – Narrative Support Works 368 E. Franklin Rd. Meridian, ID. 83642 To whom it may concern: We are proposing a new office and supporting warehouse building on an existing property within City of Meridian city limits. The existing property is adjacent to a church on the west, a storage or parking yard on the north, and the following businesses on the east: plumbing supply, bath showroom, and The Cover Shop. The site is in between 5th Street and 3rd Street on E. Franklin Road. South of the property is a pedestrian path along E. Franklin Rd. The main entrance, and reception to the office building is located along the east side of the building and is shielded from E. Franklin Rd. by landscaping. Standard and accessible parking for patrons is located along the east side of the Building. Parking for employees is located along the northside of the building. City of Meridian compliant landscaping is provided west, north and south perimeter property lines and partial landscape provided at the east property line. Access to the site is provided from one location. It is a shared access drive from E. Franklin Rd. from the South of the property. Pedestrian access is located at the south of the building that creates direct access from Franklin Rd. to the main front entrance of the building. The proposed 2-story office building is approximately 6,030 square feet. The adjoining warehouse building is approximately 10,000 square feet. The warehouse portion shall be comprised of a charcoal spit face CMU wainscot and graphite smooth face CMU. The split face CMU will also play an accent role by climbing the building in strategic locations and will add a depth aesthetic as it protrudes 8” off the rest of the main wall. Metal awnings on this portion of the structure shall be above the man doors and will match the roof color. Pedestrian scale is achieved at the main building entry and warehousing access on the west and south building facades where windows, awnings, and various exterior finish transitions occur. The office portion of the building is a steel wood textured siding with both horizontal and vertical applications along with driftwood gray and sapphire colors respectively. The building is all tied to together with a matching charcoal metal roof and split face CMU wainscot. Landscaping around the perimeter will influence a cohesive design.
