I. PROJECT DESCRIPTION
The Applicant requests approval to modify the site plan approved with the conditional use permit for
Elevate Franklin Storage (H-2019-0076) to combine Buildings C and D into one building. The site
layout, exterior building footprints, perimeter elevations and landscaping are proposed to remain the
same as previously approved (see exhibits in Section VII).
II. APPLICANT INFORMATION

Elevate Investments, LLC – 4688 Arrow Villa Way, Boise, ID 83703
B. Applicant/Representative:
Steve Thiessen, Hatch Design Architecture – 200 W. 36th St., Garden City, ID 83714
III. STAFF ANALYSIS
The original overall building square footage for the site was proposed to be 47,813 square feet (s.f.).
Combining Buildings C and D into one building results in an increase in the overall building square
of 4,042 s.f. to 51,855 s.f., which is an increase of 8.5%. Because the increase does not exceed 20%,
the change can be approved at staff level as a minor modification to the conditional use permit per
UDC 11-5B-6G.
Because the changes are internal to the site and there is not an increase in the building square footage
exceeding 20%, Staff is amenable to the proposed change as the changes are consistent with those
allowed in UDC 11-5B-6G under the minor modification process.

Staff recommends approval of the requested modification to the site plan as proposed in Section
VII.B.

A. Applicant shall comply with all previous conditions of approval associated with this development
except as modified with this approval [AZ-05-016 (Silver Oaks DA #106002636); MDA-10-011
(amended DA #111028916); H-2018-0109 (RZ); H-2019-0072, H-2019-0076 (DA Inst. #2019-
082758)].
