(Property Boundary Adjustment)
WRITTEN NARRATIVE
The applicant, Biltmore Estates LLC, the owner of the proposed Graycliff and Biltmore Estates
Subdivisions, requests a property boundary adjustment on 75.15 acres. The property is located
west of S. Meridian Road and north of W. Amity Road. The applicant desires to relocate the
property boundary of the unplatted portion of Biltmore Estates to include the single-family area
of Graycliff Estates as one parcel and the future multi-family parcel as a second parcel. The
Biltmore Estates property is currently zoned R-4 and the Graycliff Estates parcel is zoned R-8
and R-40. Parcel 1 will consist of 14.45 acres and encompass the multi-family parcel. Parcel 2
will include the Biltmore and Graycliff Estates single-family portion consisting of 60.70 acres.
The applicant has consolidated the ownership from Star Development, Inc. into Biltmore Estates,
LLC with a Quit-claim Deed Instrument No. 2021-025191. All parcels are under the same
ownership and, after the property boundary adjustment is completed, two parcels will remain
which is consistent with the original number of parcels.
