Hello Jamie & TJ,
This is a follow-up to the email submitted to you by the Woodbridge Board dated 3/25/21. (see below). Please also
forward this email to the developer from Iterra Homes LLC.
Based on our discussion with you and Babcock Designs, we expected that the new development would be of high quality
and would give consideration to the impact on the row of Woodhaven houses backed up to your property. In our
previous email, we reiterated our concern about the wall of two-story houses backed up to the single-story houses along
Woodhaven – with only 6’ between your houses, most only 12’ from our common fence line. Our discussions with
Babcock Designs led us to believe our concerns were heard & your final design would reflect that.
We invited you to share with our board your design changes prior to submitting your application to P&Z. However, P&Z
has received your application without any changes to improve the transition to our border along this stretch of
Woodhaven nor any further communication from you.
We wholeheartedly supported the previous Andorra project; all parties interacted often with the Woodbridge board in
an attempt to construct a quality project that would be a good transition to our homes. We had high expectations of a
similar relationship with you. Success is best achieved when neighborhoods transition with minimal negative impact
between them. This is Woodbridge’s goal.
At this time, we do not feel comfortable with the plan as you submitted it to P&Z and until we have some solution to this
transition fence line in question, we will withhold our support of your plan.
We welcome further discussions and sincerely hope to resolve this so your project can move forward with mutual
transparency, trust and agreement. Thank you.

Hello to you both!
We wanted to reach out and thank you for hosting the meeting Tuesday evening at Holiday Inn
Express re: the Wells Avenue project. If you would be so kind as to share this email with the
developer from Iterra Homes LLC, we would appreciate that as well.

As was evident, there are some very concerned property owners not only in Woodbridge
subdivision but Locust View Heights that want to ensure the “right” type of project goes in this
area. While “traffic” was a prominent topic that evening, we are aware that the developer cannot do
anything to mitigate that problem which has been in place since the beginning.
We agree that Iterra would be a good partner to develop that land. The big-price, single family
homes in a gated community with the amenities works and we do believe the 55+ would be the
targeted demographic and would attract a much higher-end buyer similar to what was proposed.
After listening to your presentation and reviewing your design, we have come to the conclusion that
this is a quality project that would fit well next to Woodbridge.
Our biggest concern is having a wall of two-story houses that back up to the homes on Woodhaven
due to the proposed homes being so close to the property line and so close together. As mentioned
at the meeting last night, the current proposal would technically have two or more homes close to
the backyard of each home on Woodhaven and appear to look like a wall.
We hope there can be a design change to address this concern.
If you would be able to share with the board, your design changes, prior to our 1st time viewing at
City Council, it would allow us to share with the Woodbridge residents to increase support when
your application is submitted.
