RE: Regency at River Valley
Update: On Friday, April 18th, the applicant submitted a Private Street application
requesting approval of private streets within the development, per requirement (condition
of approval # 1. 2. 3 and #3.19 in Exhibit B of the staff report) of the Planning Department
and Fire Department. Analysis of the request for private streets was not included in the
staff report for the April 22 d hearing for consideration by Council. Per LTDC 11-3F-5,
private street applications are approved by the Director and do not require Council
approval. The Planning Department will review the application administratively for
compliance with the standards listed in UDC 11-3F-4 and the required findings listed in
LTDC 11-3F-5 and issue an approval at staff level. Upon cursory review of the
application, it appears to meet the aforementioned required standards and findings.
Additionally, ACHD is meeting with the applicant again today (4/22/08) to discuss some
outstanding issues. A report still has not been completed by ACHD on this project.
