Location, size of property and existing zoning: The site is located at 4405 E. Ustick Road, on the south
side of E. Ustick Road, approximately 3/4 mile east of N. Eagle Road. The site consists of 3.16 acres and is
currently zoned RI in Ada County.
Adjacent Land Use and Zoning:
1. North: Residential property in City of Boise, zoned R-lC and L-OD (Boise City)
2. East: Elementary school, zoned A-1 (Boise City)
3. South: Single-family residential properties in Redfeather Subdivision, zoned R-4
4. West: Rural residential property, zoned RUT in Ada County and single-family residential
properties in Redfeather Subdivision, zoned R-4
Applications: AZ of 3.16 acres from R1 (Ada County) to R-8 (Medium Density Residential)
Summary of Proposed Streets and/or Access: One access driveway is depicted on the concept plan to/from
Ustick. Another driveway is shown at the south end of the site to/from Sharon/Arch Avenue. Staff and ACHD
are not supportive of the Ustick access; access shall be provided solely from Arch Dr. (Sharon). Note:
This section of Ustick is being reviewed by ACHD as part of the Ustick Road Concept Study; a traffic
signal may be installed in the future at the intersection of Ustick/Grenadier.

Proposed/Sample DA requirements:
➢ The applicant will be responsible to stub sewer and water services to 4315 E. Ustick.
➢ Existing well & septic systems are required to be removed from domestic service within 6 months
of annexation ordinance approval.
➢ A CUP is required for development of an assisted living facility on this site. No other new land
use, including but not limited to single-family, duplex, or townhouse subdivisions, shall be
allowed on'this site without Council approval for modification of the subject DA.
➢ Direct lot access to E. Ustick Road is prohibited; access to the site shall be provided from N.
Sharon Avenue (Arch Drive). Cross -access shall be provided to the property to the west (parcel
#51104121100) for future interconnectivity.
➢ The development of the site shall comply with entryway corridor design standards.
