This application is associated with the proposed commercial development located at 3475 East Ustick Road; with Ustick Road along the northern boundary, of the parcel. The proposed project is located in the General Commercial District (C-G) zone and consists of 12.63 acres. The proposed Preliminary Plat consists of twenty-one parcels. The proposed project will include one access point from East Ustick Road and three access points from the newly constructed North Allys Avenue into the proposed commercial development. The entrances into the subdivision from North Allys Avenue include two private streets, the northerly street, East Tecate Lane and the southerly street, East Modelo Lane run west to the western adjacent parcel. The Preliminary Plat is in conformance of the standards provided in the Uniform Development Code. The Preliminary Plat is in conformance with acceptable engineering and surveying practices and local standards. The Annexation and Zoning preceding the Preliminary Plat was previously considered under AZ-05-061 and the Conditional Use Permit for a Day Care Center was previously considered under CUP-06-033.
