Council requested that staff look into the following: COMMENTS WITH REGARD TO THE TN-C DISTRICT (We modified Mr. Jim Jewett's proposal) 11-2D-3B4 In the d 0-T districts, additional height exceeding the maximum height allowed for the district requires approval through a conditional use permit. In the TN-C, the additional height allowed is limited 0 as follows a. Additional height not to exceed twenty percent (20%) of the maximum height allowed for the district may be approved by the director through the altemative compliance procedures set forth in chapter 5 "Admirnstration", of this title. Additional height shall be allowed when the f evelopmen4 percent -(I 0%) of the building square feet in open ace c spourtyards patios, or other usable (outdoor space available for the employees and/or patrons of the structure excluding required setbacks and landscape buffers b. Maximum building height is forty five feet (45'). B. Minimum number of stories for new construction adjacent to any street is two (2). C. Maximum building footprint is twenty thousand (20,000) square feet however other than retail all other ncec mw h., .,u,. —i _ t_ _. . . . My only concern with these modifications is that we will likely need to modify them again shortly to be consistent with the aronoserl HA(Z;nn n„;.4ar,, -, POLITICAL SIGNS (We modified the proposed changes within residential districts) 11-3D-66 3. Temporary signs related to temporary uses regulated by the provisions of Title 3 Chapter 4 Meridian City Code shall not require a temporary sign permit under the provisions of this title but shall ramI with an and all a licable rovisions of Title 3 Cha ter 4 Meridian Cit Code. This treats elections signs equal with any other temporary sign in a residential district. Because the standard is neutral as to the content of the sign, we can limit the size and number of such signs.. LANDSCAPING IN INDUSTRIAL DISTRICTS (not in Mr. Hood's memo) 11-513-5133 c. The property is within an industrial district and warrants consideration for a reduction of landscaping within truck maneuvering areas and/or use of chain link with slats as screening where such is onlv 1 have spoken to Mr. Walt Morrow and Mr. Brad Miller on these items in the past. We have begun doing alternative compliance in such instances as described above. As / stated last week, 1 would prefer to keep them as alternative compliance rather than a relaxed standard. This modification clarifies under which circumstances they are able to ask for alternative compliance GATED COMMUNITIES (not in Mr. Hood's memo The extent of modifications necessary to the private street section would require re -noticing and remanding this item back to the Planning and Zoning Commission. Staff will initiate a new amendment to address those changes and to incorporate the new street standards recently adopted by ACHD. There may be additional items the Council wishes to discuss. It was late; we didn't discuss much. Please let me know if there is anything you want me to discuss and/or clam.
