Dear City of Meridian,
Attached, you will find the application material for the requested annexation and rezone
of the subject property. As requested, we have provided the necessary documentation for
the processing of this request.
Annexation and Zoning AnOication Request and Narrative
While this is not formally a part of the SouthRidge Development, the same developer has
referred to this project as SouthRidge 31. An appropriate name will be assigned at a later
date as the platting and other entitlement processes are submitted.
This annexation and zoning requested includes a total of 36.27 acres and involves a
request to rezone from RUT Zone (Ada County) to the M-E (Mixed Employment zone
in the City of Meridian).
Please note the following statement and points of interest regarding this request:
1. This application does not include any specific request for "variance" from the
city ordinance.
2. The site is identified in the Comprehensive Plan (Ten Mile Interchange
Specific Area Plan) as being a Mixed Employment (ME) area. No
modifications to the Comprehensive Plan map are required.
3. Public utilities and rights -of -way are adjacent and/or reasonably available and
our engineers will work closely with city staff to ensure that these services are
provided as the future design and development of the project proceeds.
4. Future design of this site will remain sensitive to the uses and needs of the
adjoining properties, transportation systems, emergency vehicle service, and
etc.
5. This site will ultimately provide the connection to Tasa Street (as a part of the
anticipated Ten Mile interchange project).
6. This annexation and rezone is the first in a series of actions that are required in
order to help stimulate the growth and development of the area north of

Overland and to help develop this area in accordance with the goals of the ME
zone.
7. Future designs will comply with the Comp Plan goals for vehicular and
pedestrian connectivity.
8. The developer will consider all existing trees and structures within the
development. Any of the existing trees and structures that are to be retained,
shall be appropriately protected and preserved.
9. The attached Conceptual Plan is required for the submittal; however, as
discussed with staff, it is attached for illustrative purposes only. Future
concept and development plans will be submitted based as the market and
economic conditions.
10. All future development of the site will comply with the standards of the Ten
Mile Specific Area plan and will follow the applicable design and use
guidelines.
Based on the potential for redevelopment of this site, the availability of services,
proximity to Interstate 84 and the Ten Mile Interchange, and the goals of the
comprehensive plan for this developing area, we ask that the Commission and Council
move forward in granting the necessary approvals for this annexation and rezone
application.
Please keep us posted regarding any important findings, staff reports, hearing dates, sign
posting requirements, and etc.

Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
