Idaho Avenue Meridian, ID 83642 RE: SouthRidge Subdivision (Phase 1) Final Plat Dear Mayor and Council, After much consideration, we are pleased to present the final plat application for the first phase of the SouthRidge project. As you will recall the project (including annexation, rezones, preliminary plat (phase 1) and Development Agreement were approved on February 12, 2007 as AZ-06-031 and PP-06-031 (including the associate Development Agreement). Along with this final plat application of SouthRidge Subdivision (Phase 1), the owner hereby requests that the City accept and review the associated application, notify us of any additional information that may be required, and process this plat as discussed with the client aim Jewett). Since the original application was submitted, the applicant and engineer have had ongoing discussions and Construction Document review of the new Overland Road alignment. This process continues but should not impede our proceeding with the final plat. This first phase of the development will involve platting of the following lots: 1. Five commercial/office/retail lots (TN-C) 2. Meridian Library District lot ON-C) (See DA requirement #16) 3. Joint School District #2 lot (TN-R) (See DA requirement #16) 4. 16 Single Family Residential lots (R-8) 5. 37 Single Family Residential lots (TN-R) 6. 11 common lots/landscape lots 7. Two alleys 8. Platting of various public streets and expansion of ROW. This first phase/preliminary plat was approved as a part of the original SouthRidge application and future phases will continue to comply with the applicable provisions of the modified and/or approved DA. A request for modification to the approved DA will soon be submitted; however, this phase remains essentially unchanged and/or has been adjusted to be in compliance with the Conditions of Approval/DA. The DA modification application will be submitted and may more appropriately address this issue • There are no private lane access easements or utility easements that encumber this phase of the development • All applicable perimeter and interior landscaping will be constructed as required in the modified and/or approved Development Agreement • As required in DA item #20, the Ten Mile Trunk has been constructed and extended as required • The proposed density is in compliance with that which was approved in the Conditions of Approval and the preliminary plat • The streets in this phase of the development are in general compliance with the approved Pre -plat and Master Site Plan (per DA item #21). • This application does not include any specific request for "variance" from city ordinance. With respect to the requirements of the Final Plat application, please note the following: • The plat is in general conformance with the preliminary plat and the conditions of approval, and the amended development agreement. • The plat is in general conformance with all requirements and provisions of the Uniform Development Code. • The plat has been designed and drafted in general conformance with acceptable engineering, architectural (where applicable), and surveying practices and local standards. • The annexation, rezone (AZ-06-031), and the associated development agreement for this development are recorded as Ordinance # 07-1319 (see instrument #107074205). As mentioned at the preliminary plat stage, this plan folds together the spirit of the Citof y Meridian vision and plans, the community needs, and the owner's desire for a successful and beautifully developed pro)ect. SouthRidge does all of this with flare and style.
