Amendment
To Whom It May Concern:
This letter is in support of an amendment to Meridian's Comprehensive Plan for the conversion
of medium density residential zoning to mixed use community at the northeast comer of U stick
and Linder Roads.
As a broker for Thornton Oliver Keller Commercial Real Estate, I have worked extensively on
both small and large scale developments in Meridian and throughout the Treasure Valley. This
site has generated significantly more interest than any other project I am involved with by far.
Surprisingly, the most common inquiry was not fi:om tenants, but rather, citizens asking what
types of businesses are going to open. These questions were almost always followed by a request
for a restaurant, ice cream shop, or some other use that would provide solutions to the local
neighborhood without having to fight Eagle Road.
This high interest level is truly fascinating in the context of other projects in the area. The
Treasure Valley Marketplace, a 100 acre site in Nampa with tenants such as Costco and Target,
has not generated even one-half of the inquiries of the intersection of Us tick and Linder Roads.
People are intrigued with the potential development and desire the amenities and convenience
afforded by the conversion to mixed use community zoning.
Functionally, the site will be challenged as a residential location regardless of density. A buffer
of mixed use community will benefit North Meridian inhabitants by insulating residential areas
and people from the traffic and noise ofthe intersection.
