Design Review Narrative
1. Architectural Character
a. The building is "L" shaped with the primary entrances at the north and south
diagonals. The buildings facade utilizes a combination of faceted curved walls, column
projections, recessed wall elements and varied curtain wall systems. The second and
third stories step back from the lower wall lines at the north and west elevations which
also have curved walls.
b. The primary public entrance is from the southeast. The entrance is set back with
the second and third stories stepping back at each level. The walls are faceted with the
third floor supported by two large stained concrete columns. The second primary
entrance is from the northwest. The three story wall is radiused and has a curved metal
canopy. The faceted window systems at these locations utilize a vertical silicone mullion
system to visually express a continuous glazing element.
The secondary entrances incorporate the same metal canopies and concrete columns as
the primary entrances but slightly smaller in scale. The metal canopies are ACM panels
with the metal color to match the curtain wall. The glazing and metal canopies comprise
over 70% of the elevations.
C. The roof design incorporates the elements of varied parapet heights, projections
beyond the wall line and radiused profiles to match the faceted curtain walls below.
d. Pattern variations are achieved through several methods. One being a change in
granite color. There are two colors of granite, one color comprising the columns,
parapets and horizontal wall elements. The other used at the infill panels with are
multistory wall elements. Another pattern variation are the curtain wall systems. The
first being an exposed horizontal and vertical mullion system, the second having the
horizontal mullions exposed with the vertical joints being silicone glazing and third
system composed of horizontal mullions with a braked metal vertical elements between
the windows.
There will be spandrel glazing at the interstitial spaces so a pattern will be expressed
between the tinted glazing and the spandrel glass.
e. The mechanical equipment will be located on the roof. All mechanical equipment
will be screened. The screening shall be pre -finished metal panels. The color will match
the primary granite color.
2. The building color will be granite and tinted glazing. Two granite colors will be
used. The curtain wall systems will use tinted glazing and spandrel glazing.
3. The parking surrounds the building on all sides. There is perimeter landscaping
all around and the parking count does not exceed 70% between the building and Overland
Road.
4. A continuous 8' pedestrian walkway has been provided from the perimeter
sidewalk to the building entrance off the sidewalk from the northwest.
b-d. There is covered parking for 108 cars with the parking spaces being 10' wide.
The canopies are radiused with a standing seam metal roof. Connecting the parking
canopies is a covered walkway leading to the building. The walkway canopy profile
steps up and down providing an appropriate scale and having the 14' clearance required
for large vehicles. The walkway is 8'-6" wide and is comprised of pavers and scored
concrete. Landscape elements are on both sides of the pavers.

Conditional Use Narrative
The proposed project is a three story 116,121 square foot office building. Occupying the
northern part of the first floor and second floor will be a regional bank headquarters.
There will be three lane drive up teller area under the building and being the reason for
this required conditional use. There is over 100' of car stack area so no escape lane will
be provided.
The first floor of the office area will contain high end meeting rooms and lease office
areas.
The exterior of the building will be granite with varied curtain wall systems. Faceted
radiuses will comprise the major entrances and the elevations to the north and east. The
elevations are heavy modulated at the roof lines and in plan. The main entrance steps
back in elevation with several large concrete stained columns. The secondary entrances
have radiused ACM canopies with stained concrete columns. The mechanical units on
the roof will be screened with colored metal panels.
At the north and south main entrances a large plaza area is provided utilizing pavers,
boulders, benches and landscaping. The north plaza continues around the building to the
west and features a landscaped walking path.
There is covered parking for 108 cars with the parking spaces being 10' wide. The
canopies are radiused with a standing seam metal roof. Connecting the parking canopies
is a covered walkway leading to the building. The walkway canopy profile steps up and
down providing an appropriate scale and having the 14' clearance required for large
vehicles. There is total parking of 404 spaces all being full size, no compact spaces.
An easement vacation will be required to relocate an existing sewer line. We will be
submitting a vacation application thru Scott Steckline with public works and this phase of
work is not part of this submittal.

Dear Resident and Neighbor:
Meridian City Code requires a meeting between the Applicant of Conditional Use
Application and Residents and /or Neighbors of the neighborhood in which the
development is to be located. The meeting must be provided prior to formal
submittal of the development application to The City of Meridian. This letter is
such notice of an opportunity to review and discuss the proposed project
applications for the property located on west side of South Silverstone Way in the
Silverstone Corporate Center. This is not a public hearing and public officials will not

COMMITMENT OF PROPERTY POSTING
