PROJECT NARRATIVE SOMMERSBY SUBDIVISION NO.3 Liberty Partners, Inc., hereby applies for Final Plat approval of 4 four-plex lots on 0.26 acre of land located at 890 N. Ten Mile Road. The gross and net densities of the project are 61.54 units per acre. The land is zoned R-15 and was approved as a planned development under the conditional use permit process to allow for reduced minimum lot sizes, parking spaces, setbacks, reduced or no lot frontage and increased lot coverage. Lots will be accessed through an internal access easement. Playground equipment, two water features, an activity court, and two gazebos have been incorporated into the design of the overall project. Sewer and water service is readily available to the site. The only infrastructure to be designed with this phase is the extension of the pressurized irrigation system. The landscaping required in common areas was constructed as part of Sommersby Subdivision No. 2. Sommersby Subdivision No.3 contains 4 buildable lots only. Therefore; no landscape plan is required. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof. The project conforms with all requirements and provisions of the UDC as approved under a conditional use permit. The project conforms with acceptable engineering, architectural and surveying practices and local standards. The property was annexed in 2000 under Ordinance No.633 and approved as a planned development called Valerie Heights. The development agreement (Instrument No. 100103906) has been modified to reflect current conditions. The amendment to the development agreement was recorded in the Ada County Recorder's Office as Instrument No. 105184653.
