Location, size of property and existing zoning: This site consists of 1.1 acres and is currently zoned C-G.
The site is located north of E. Overland Road, on the east side of S. Millennium Way and on the south
side of E. Cinema Drive
Adjacent Land Use and Zoning:
1. North: Multi -tenant Building; zoned C-G
2. West: Vacant commercial lot and Multi -tenant Buildings; zoned C-G
3. South: Dutch Brothers Coffee Kiosk; zoned C-G

History of Previous Actions: In 2004, the subject property was preliminarily platted (PP-04-042) with 18
commercial lots. The final plat (FP-05-014) for Destination Place Subdivision No. 1 was approved in
2005 and portion of the lot 1 and all of lot 2, Block 1 was short platted (SHP-08-001) as four lots and
approved in 2008.

Outstanding Issue(s) for Commission: The applicant has revised the site plan to address the concerns
of the Commission regarding the size and layout of the site and the traffic circulation patterns for
the site. Commission should determine if the applicant has addressed the concerns discussed at the
previous hearing with the redesigned site plan.
Staff has prepared Findings based on a Commission approval of the project and acceptance of the
revised site plan.
