Additional Meeting Notes:
• Comply with the terms of the existing Development Agreement; or,apply for a modification to the agreement
• The existing DA requires future development to substantially comply with the concept site plan, use area plan, circulation plan &
concept elevations among other things -see DA for more information.
• The Use Area Plan depicts"specialty retail &restaurants" in the area where the bank is proposed;the site circulation plan depicts
pathways through this site from the corner;the concept plan depicts a different site configuration
• Comply with the specific use standards listed in UDC 11-4-3-11: Drive-Through Establishment(a CUP isn't required).
• Building design—comply with the design standards in the Architectural Standards Manual -Building permits aren't allowed until
the plat is recorded.
• Site Plan: Consider drive-thru on the east side of the building; Increase width of sidewalk in front of building adjacent to parking by 2'(to T)
or provide wheel stops to prevent vehicle overhang; Demonstrate compliance with the specific use standards in UDC 11-4-3-11; comply w/
the structure&site design standards listed in UDC 11-3A-19. Consider a multi-tenant building w/specialty retail/restaurant uses.
Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To
avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application
to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City. Please contact Mindy Wallace at 387-
6178 at ACHD for information in regard to a TIS, conditions,impact fees and process.
