Dear Mayor and Council:
We have reviewed the staff summary and the Planning & Zoning Commission's
Recommendation to City Council for the above -referenced project and have the following
responses:
A. ANNEXATION AND ZONING RECOMMENDATION
1. The applicant respectfully requests that convenience stores and gas stations
be allowed in the C-G zone for this project. Ten Mile Road is designated as a
principal arterial. Principal arterials serve as statewide and interstate
transport and carry high volumes of traffic. They usually have a 96-foot
right-of-way and may separate different land uses. Ten Mile Road will also
eventually have an interstate interchange, which will further increase traffic
volumes. A convenience store and gas station at this location is not
anticipated to generate additional traffic, but will rather capture trips that
are already passing through the intersection. A convenience store and gas
station will shorten trip lengths for those citizens that require neighborhood
services such as grocery items and gas. A detailed conditional use
application would be required for any uses in the proposed C-G zone.
Through this process, conditions can be placed on the facility to minimize
impacts on residential properties.

visibility of the businesses.
