W. Eighth Street Meridian, Idaho 83642 Rezone Aoolication Item 05: Characteristics which make zoning amendment desirable. In the City of Mcridian's recently updated Comprehensive Growth Plan all future church properties are designated as quasi-public and arc permitted uses in thc L-O zone. Because Holy Nativity Church was established almost 30 years ago, it is currently designated a non-conforming use. A rezone from R-4 to L-O would make our church property zoning consistent with other churches in the area and in conformity with thc City's Comprehensive Growth Plan. Item ~6: Necessity or desirability of the zoning amendment. Holy Nativity Church has experienced considerable growth in membership over thc past eighteen months. We are looking into options to accommodate our growing congregation size. We would like to have the flexibility to sell this property if our analysis indicates that we should move to a different location. A designation of L-O would increase the number of potential purchasers for our property and correspondingly increase the value of thc property. The church sits on 1.55 acres of property just four blocks from historical downtown Meridian, down the street from Meridian Middle School in a mostly residential neighborhood. This is an ideal location for homes, a church, a children's day care facility or other kind of personal service- related enterprise. A rezone of this property could therefore benefit our neighbors in the future creating the opportunity for other desirable uses of this property beyond just the construction of single-family homes. Item #7: How does the proposed zoning amendment relate to the City of Meridian Comprehensive Plan? See answer to Item # 5 above, goal #6 on page 5.
