Conditional Use Permit for a Child Care Center at 208 East Third Street by
Rhonda Williamson
Following are comments to be considered during your review of this project:
1.
Any existing irrigation/drainage ditches crossing the property to be included in this
project, shall be tiled per City Ordinance 11-9-605.M. Plans win need to be approved by
the appropriate irrigation/drainage district, or lateral users association, with written
confirmation of said approval submitted to the Public Works Department.
2.
Any existing domestic wens and/or septic systems within this project will have to be
removed from their domestic service per City Ordinance Section 5-7-517. Wens may be used
for non-domestic purposes such as landscape irrigation.
3.
Provide copy of daycare license ftom Idaho Department of Health & Welfare prior to
obtaining a Certificate of Occupancy. Operator's licenses shall be available on the
premises at all times for inspection,
4.
Provide Social Security Numbers of owner, operator and all employees for this facility.
5.
Screening of adjacent residential properties is to be provided through landscaping and
fencing.
6.
This Conditional Use Permit shall be subject to annual review, or more often if conditions
warrant.
7.
All signage shall be subject to design review by the Planning & Zoning Administrator. All
signs require a sign permit. A-frame and other signs of a temporary nature will not be
permitted as part of this conditional use permit. Upon 3 days notice to the Applicant, any
violating signs can and will be removed ITom the property.

No unpaved areas are to be used for parking. All parking spaces are to meet the
requirements of City Ordinance 11-2-414, the Ada County Highway District and the
Americans with Disabilities Act. In no case shall any part of a parking area be closer than
four feet (4') to any established street or alley right-of-way. A minimum four-foot-wide
planting screen shall be constructed adjacent to any residential property.
Submit a drainage plan and calculations designed by a State of Idaho licensed architect or
engineer for all off-street parking areas for review and approval by the City
EngineerfPublic Works Department (Ord. 557, 10-1-91).
Landscaping and underground sprinkling of all landscaped areas shall be provided per City
Ordinance.
Illumination of site shall not cause glare or impact adjacent properties, as determined by
the City.
All trash and/or garbage collection areas shall be enclosed on at least three (3) sides by a
solid wall or fence of at least four feet (4') in height or within an enclosed building or
structure. Adequate vehicular access to and fÌ'om such area or areas for collection of trash
or garbage as determined by the Administrator shall be provided.

Sanitary sewer and water to this facility would be via existing service lines. Assessments
for sewer and water service will be reviewed to see if additional load would justify an
adjustment. Please provide any information that you may have with regard to anticipated
water demand. The Applicant will be required to enter into an Assessment Agreement
with the City of Meridian.

Five-foot-wide pedestrian w¡Ukways are to be provided in accordance with City
Ordinance.

The building shall meet all applicable Uniform Fire Code and Uniform Building Code
requirements prior to obtaining a Certificate of Occupancy.

What are proposed hours of operation and total number of children?

Applicant to obtain a Certificate of Occupancy prior to operation of the child care center.
A letter of credit or cash for all improvements would be needed prior to granting
temporary occupancy.
