The parcel is currently owned by Ronald Vanauker. As result of the proposed split, a 12+/- acre parcel and a 28+/- acre parcel will be created. The property is currently zoned IL (light industrial) and bordered on the north property line by a 200' wide railroad right-of-way. The surrounding properties are currently zoned IL consisting of undeveloped agricultural or commercial uses. The relocation of the School Districts' bus driver administration/training facilities and consolidation of the bus fleet parking, service/repair requirements and fueling operations will boost the efficiencies of the School District and in turn better serve the surrounding communities. The relocation of the Transportation Facility to this site is in keeping with the current zoning, is compatible with the proposed uses on the adjacent properties and will allow for the current needs of the School District. It is in the best interest of the School District to purchase the subject property and proceed with design and construction of this facility during the platting process to subdivide the undeveloped portion of the site indicated. We request that the landscape buffer requirements be postponed on the undeveloped area of the site until the type of development is proposed and identified. At that time, terms and conditions of Meridian City can be fully analyzed and met accordingly through the review process. The future twelve acre parcel identified will be a separate application for Certificate of Zoning Compliance for the proposed development of Sanitary Services. The School District has proceeded in good faith to purchase and develop a complex site recommended by the City of Meridian for this type of facility. The financial implications to develop the proposed area of the site are intricately combined with many elements, which together constitute an essential part to the success of the education system.
