Fairview Avenue Meridian, Idaho The site is currently an undeveloped commercial lot within an C-G Zone, just south of Fairview Avenue in Meridian. The site has direct access from Fairview through a 40 wide perpetual easement. This easement lies on the east side of the Ultra Touch Car Wash site which also fronts Fairview Avenue. The remainder of the site for Bobby's Transmission lies just south of the Car Wash site. Except for the Car Wash site, the adjoining properties are zoned R-8, according to the Comprehensive Plan map attached to the wall at the Meridian P&Z Office. The adjacent property to the east is currently vacant. The adjacent property to the south is a residential subdivision and the property to the west is an apartment complex. Larry Palmer, Bobby's Transmission, proposes to build an office/shop facility on the site where they intend to relocate and operate their automotive transmission rebuild and repair business. This building will have a total of 10 work bays which allow for service of vehicles. The majority of the site will be paved and landscaped with some area remaining unimproved during initial construction. A vehicle storage area will be placed near the southerly portion of the site. This storage area will have a compacted gravel surface and will be fenced for security purposes. The type of construction of the proposed building, will be a steel pre-engineered frame with architectural metal siding and a split-face masonry block wainscot. This building will have similar appearance as the Campbell's Siding and Window's building located within the Meridian Business Park. Because the use of this facility is for the service and repair of automobiles, this proposed building fits in very well with the auto dealerships and detailing services that front Fairview Avenue in the immediate area, therefore, a desirable use of the existing property. The proposed size of the building, the building elevations and its relationship to the boundaries of the site is clearly shown on the submitted site layout and building elevation drawings. It is understood that the property to be developed, lies within a 100-year flood zone. It is the owner's intention to raise the grade of the site and the elevation of the building such that flood plain concerns are addressed.
