Dear Anna:
Due to changing market conditions, the developer of Lochsa Falls wishes to change the order in
which three previously approved final plats are built and recorded. The table below summarizes the
proposed changes.
Other than the name of the plat and the lot and block numbers, no other changes have been made to
the plats that were approved by the City Council.

Landscape Area: If the irrigation system is hooked to City water as a primary or secondary

Backflow Prevention
A backflow prevention device must be installed as required by City Ordinance 9-3.
Coverage
The irrigation system must be designed to provide 100% coverage with head to head spacing
or triangular spacing as appropriate.
Matched Precipitation Rates
Sprinkler heads must have matched precipitation rates within each control valve circuit.
Irrigation Zones
Sprinkler heads irrigating lawn or other high -water -demand areas must be circuited so that
they are on a separate zone or zones from those irrigating trees, shrubs, or other reduced -
water -demand areas.
Overspray
Sprinkler heads must be adjusted to reduce overspray onto impervious surfaces such as
sidewalks, driveways, and parking areas.

Additional Irrigation Notes:
Irrigation Required
All landscape areas regulated by the City Landscape Ordinance (12-13) shall be served with an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.
Irrigation Water Source
Use of non -potable irrigation water is required when determined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a
separate water meter is recommended so the owner can avoid paying sewer fees for irrigation
water. Potable water shall not be used as a primary irrigation water source on non-residential
lots with more than % acre of landscaping. Year round water availability is also required by
connecting to city potable water or an on -site well as a secondary source.

STATEMENT OF COMPLIANCE & DEVELOPMENT FEATURES
LOCHSA FALLS NO.9
1. All proposed streets will be public and constructed to Ada County Highway District
standards. The proposed streets will meet the improvement standards set forth in the
Meridian Zoning Ordinance.
2. The proposed residential development is in compliance with the Meridian Comprehensive
Plan and Meridian Zoning Ordinance. The plan designates the property as single-family
residential.
3. The development is subject to the dimensional standards set forth in the PUD application
approved by the council. The City Council approved lot sizes of 6,500 square feet and lot
frontages of 60-feet, and minimum house size of 1,200 square feet in the R4 zone.
4. The development complies with the approved preliminary plan.
The street names on the preliminary plat were submitted to the Ada County Street Name
Committee for their review. Attached is a letter from the Ada County Street Name
Committee approving the street names for this phase of Lochsa Falls Subdivision. The street
names do not conflict with the City Grid System.
There are 3 common lots that will have trees, shrubs, and grass that will be utilized as a
landscape/pathways and open space lots.
7. Statement of Development Features: This phase of the development consists of (51) single
family residential lots, and 3 common lots.
8. A traffic study was prepared by a registered engineer and submitted to ACHD. ACHD
reviewed the entire project for Lochsa Falls Subdivision and approved the findings of the
traffic study. The findings of the traffic study have been incorporated into the design of the
project.
9. The applicant will provide pressurized irrigation to all lots. The system will be constructed
to the Settles Irrigation District standards.
10. The development will connect to City services.
11. The final plat was prepared in accordance with acceptable engineering, architectural and
surveying practices and local standards.
