Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada County Highway District and Meridian Ordinance. Dimensions will be determined by the City Engineer. All sidewalks will be five (5) feet in width. 2. Proposed plat is in conformance with the City of Meridian Zoning & Subdivision Ordinance and Comprehensive Plan. 3. Development will connect to City services. 4. Proposed plat is in conformance with the approved preliminary plat. 5. STATEMENTS OF COMPLIANCE & DEVELOPMENT FEATURES LOCHSA NO. 8 1. All proposed streets will be public and constructed to Ada County Highway District Standards. The proposed streets will meet the improvement standards set forth in the Meridian Zoning Ordinance. 2. The proposed residential development is in compliance with the Meridian Comprehensive Plan and Meridian Zoning Ordinance. The plan designates the property as single-family residential development. 3. The development is subject to the dimensional standards set forth in the PUD application approved by the Council. The City Council approved lot sizes of 6,500 square feet, lot frontages of 60-feet, and minimum house size of 1,200-square feet in the R4 zone. 4. The development complies with the approved preliminary plat. 5. The street names on the preliminary plat were submitted to the Ada County Street Name Committee for their review. Attached is a letter from the Ada County Street Name Committee approving the street names for this phase of Lochsa Subdivision. The Street names do not conflict with the City Grid System. 6. There are 4 common lots that will have trees, shrubs, and grass that will be utilized as a landscape/pathways and open space lots. 7. Statement of Development Features: This phase of the development consists of (54) single family residential lots, and (4) common lots. A traffic study was prepared by a registered traffic engineer and submitted to ACHD. ACHD reviewed the entire project for Lochsa Subdivision and approved the findings of the traffic study. The findings of the traffic study have been incorporated into to the design of the project. The applicant will provide pressurized irrigation to all lots. The system will be constructed to the Cities standards. 10. The development will connect to City services. 11.
