Ten Mile Road with High Density Residential(R-40)and Community Business (C-C) zoning for a future mixed use development. Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. The application is also compatible with the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County, which designates the site as Mixed Use Commercial within the Ten Mile Interchange Specific Area Plan, which is intended to include a mixture of commercial, office and residential uses. The proposed concept plan also complies with many of the goals of the Meridian Comprehensive Plan. The high-density housing, office and commercial uses which are proposed are compatible with Action 2.02.01E which encourages dense residential and mixed use areas along major transportation corridors and Action 3.06.02B which supports mixed-use areas that provide the benefits of being able to live,shop,dine,play and work in close proximity, thereby reducing vehicle trips and enhancing livability and sustainability. The proposed pedestrian path along the Kennedy Lateral which will provide access to the club house, open space and recreational facilities,and connect the residential, office and commercial uses together, is supported by Action 4.04.02C which encourages partnerships with area irrigation districts to continue expanding pathways along existing waterways and Action 4.04.02A which encourages paths that connect residences to community facilities, recreational areas and commercial centers.
