Narrative of Proposed Project
Project name: Gold's Gym, Treasure Valley

Date: March 12, 2007
The proposed project is the construction of a new 57,900 s.f. Gold's Gym recreational
facility to be located on Parcel A of the Smitchger Subdivision in Meridian, ID. The
facility is within the requirements of approved uses in its current zone, C-G.
At the time of the original Development Agreement (July 9, 2004) the City of Meridian
had no Design Review process in place. For this reason a clause was added to page 7,
item 3 of the Development Agreement stating "Any structure over 50,000 square feet
shall require a conditional use permit for site plan review only and not for permitted uses,
which are listed separately under the application." As per the City of Meridian Planning
and Zoning, an alternative approach to the conditional use process is to submit a
Modification of Development Agreement along with a now -employed City of Meridian
Design Review Application. As an agent on behalf of my client, I propose that the
Development Agreement be amended to reflect and implement the above procedure. I
believe the submittals and requirements contained in the now -employed City Design
Review Application suffice as instruments for the intent of the original clause.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
