Dear Council, We are writing this email to inform the committee of our dissatisfaction with the proposed R-15 zoning located on the southwest corner of the intersection of Locust Grove and Victory Roads in Meridian. It is understood that any additional housing will add more traffic to an already unsafe and busy intersection, however, it is the lack of additional parking facilities that is also concerning. The proposed appearance of the project does not conform in any similarity to the single family residences that surround the project. It is in our opinion that it appears that the City of Meridian will be approving something similar to dropping a George Jetson similar style home into a Bob Ross landscape. Of additional note is the proposed assessment property value of $525,000 per unit, to which the developer has expressed in council meetings is to “help young first-time homebuyers” acquire ownership. Aside from the obvious (initial cost for a young first time buyer), we are unsure that a solid market exists for that style of residence in that price range. Perhaps, we could be incorrect, and there is a waiting line of six figure (possibly even seven figure) income young, first time home buyers that are just chomping at the bit to invest into their piece of the “American Dream” by owning a high density condo like residence, with a close and incredible view of an overtaxed, noisy roadway intersection in Meridian. And, what prevents a large investor from acquiring the proposed high density residences, and re- designating the said intended purpose, as rental units? As mentioned above there is definitely a concern for safety and capacity of traffic and pedestrians now, and in the future, for this project as well as future projects. All existing neighborhoods surrounding the proposed development are lower density residences. That places the proposed development in question on the southwest corner of Victory and Locust Grove as an anomaly in the area. We propose that consideration is given to the development at the southwest corner of Victory and Locust Grove for additional decrease in unit density and more consideration for appropriate parking, and vehicular and pedestrian safety. The proposal of gating a community in order to meet local codes (due to private streets being built) does not, in our opinion, fit the surrounding community theme, and only provides a band aid in order to force construction on land that could better be utilized serving the needs and requests of the existing surrounding community base.
