The above application has been submitted in accordance with the requirements .of the City of Meridian's Zoning Ordinance; the City of Meridian's Subdivision Regulations,, the City of Meridian's Comprehensive Planand the conditions of approval for CUP 07-008. The proposed private street extends from East Biel Court to Putter Lane via a cross -access easement offered by the developer. The private street will measure' 29 feet from back -of -curb to back -of -curb with sidewalks for an ultimate right- of-way of 42 feet. No parking or direct access to residential lots will be allowed along the private drive. The conditional use and preliminary plat for this phase of Meadow Lake Village was approved by the City Council on July 17, 2007 (CUP 07-008and PP" 07- 009). The proposed private street was presented to the Council at that hearing. The City of Meridian Code allows for private streets required for life -safety reasons (UDC 11-3F-1). The proposed street provides a secondary access point into the subdivision for emergency vehicles; thereby, fulfilling the life -"safety requirement and no homes will have, direct access from the private street. We have submitted the revision to staff but I also wanted to ensure that the Fire Dept. had a chance to look at it. The new road will be 29' back -of -curb to back -of -curb within a 42-foot ROW section. No on -street parking will be allowed with this reduced street section. The street will extend to Putter Way via a cross -access easement offered by the developer. We feel that this a good compromise between City concerns and the developers vision for the project. This new design provides two access points into the subdivision and removes the lengthy emergency access road on the north. The cul-de-sacs now meet City standards and no longer require a variance. Please contact me with any questions or concerns you may have regarding the new layout as we want a project that meets MFD needs.
