1. BUILDING SETBACKS AND DIMENSIONAL STANDARDS IN THIS SUBDIVISION SHALL BE IN COMPLIANCE WITH THE APPLICABLE ZONING REGULATIONS OF THE CITY OF MERIDIAN, IDAHO.
2. ANY RESUBDIVISION OF THIS PLAT SHALL COMPLY WITH THE APPLICABLE ZONING REGULATIONS IN EFFECT AT THE TIME OF THE RESUBDIVISION.
3. IRRIGATION WATER HAS BEEN PROVIDED TO THIS SUBDIVISION IN ACCORDANCE WITH IDAHO CODE 31-3805(b). THIS SUBDIVISION IS SITUATED WITHIN THE NAMPA-MERIDIAN IRRIGATION
DISTRICT. IRRIGATION WATER WILL BE DELIVERED TO EACH LOT BY SAID DISTRICT. EACH LOT OWNER SHALL BE RESPONSIBLE TO PAY IRRIGATION ASSESMENTS TO SAID DISTRICT.
OPERATION & MAINTENANCE AGREEMENT WITH NAMPA-MERIDIAN IRRIGATION DISTRICT INSTRUMENT NO. 110099107.
4. THIS PLAT IS SUBJECT TO A DEVELOPMENT AGREEMENT RECORDED AS INSTRUMENT NUMBER 106137048 AND AN INTER -AGENCY AGREEMENT RECORDED AS INSTRUMENT NUMBER 107026537
OF ADA COUNTY RECORDS.
5. THE BOTTOM ELEVATION OF FOOTINGS SHALL BE SET A MINIMUM OF 12 INCHES ABOVE THE HIGHEST KNOWN NORMAL GROUND WATER ELEVATION.
6. LOT OWNERS ARE RESPONSIBLE FOR MAINTENANCE OF ANY IRRIGATION/DRAINAGE PIPE OR DITCH CROSSING THEIR LOT UNLESS SUCH RESPONSIBILITY IS ASSUMED BY AN IRRIGATION
/DRAINAGE ENTITY.
7. ALL RIGHTS RELATED TO THE MILK LATERAL WAS QUIT CLAIMED BY BUREAU OF RECLAMATION TO THE NAMPA AND MERIDIAN DISTRICT BY INSTRUMENT NO. 101071951. INSTRUMENT NO. 108014823
FOR THE MILK LATERAL EASEMENT SHOWN ON THIS PLAT WILL REPLACE THE PREVIOUS LOCATION OF THAT INSTRUMENT NUMBER.
8. NO LOTS SHALL HAVE DIRECT ACCESS TO EAST USTICK ROAD.
9. NO LOTS SHALL HAVE DIRECT ACCESS TO ALLYS AVENUE OTHER THAN EAST TECATE LANE, EAST MODELO LANE AND SHARED ACCESS FOR LOTS 8 AND 13.
10. ALL LOTS ARE HEREBY SUBJECTED TO A BLANKET CROSS ACCESS EASEMENT, TO BE SUPERSEDED BY SPECIFICALLY LOCATED AND DESCRIBED ACCESS EASEMENTS OR AGREEMENTS GRANTED OR
