December 22, 2005 Meridian Planning and Zoning Department 660 E Watertower Lane, Suite 202 Meridian, Idaho 83642 Dear Craig, I spoke with you on Monday, December 19,2005 regarding the proposed Knight Sky Subdivision, which would lie north of Chinden Blvd and west of Linder Road. As we-discusseä;--the---adjoining-existing subdivi_sions ofSmmvingJ-Alrnaden and Brandt Subdivisions have been engaged in neighborhood meetings to review the proposed plan. These meetings have been well attended, as the proposed density is of deep concern to us all. Please note that the all these neighboring subdivisions are acreages, either 1 acre or 5 acre lots. While we all expect development to occur on this property, the unanimous consensus of the 3 adjoining subdivisions is that the proposed project is much too dense. The clustered density of this proposed project is not even closely congruent to the neighboring subdivisions, nor does it remotely fit with anything that is north of Chinden now. As you're aware, the Eagle area of impact east 6fLinder and north of Chin den are all one acre lots or more, and all future development will be consistent with that. As Meridian will be making the decision regarding this much fought over area north of Chinden, please do the right thing and make Knight Sky a project the neighboring subdivisions, and Meridian can be proud of. The proposed high density just does not fit with the current rural, more spacious atmosphere, all of us moved here to enjoy. Knight Sky will be t_he first Meridian subdivision north of Chinden, and as such, will have tremendous influence on whether tuthredeveiopment will want to be part of Meridian - or not. It will also tell our subdivisions whether we want our properties in Meridian City - or not. Please show us you can build quality projects that fit nicely into existing rural neighborhoods so that when other proj ects are proposed north of Chinden, everyone can see Knight Sky as a positive example of how Meridian can transition housing developments into existing rural settings of small acreages. - -- " -- - I also want you to know that all three subdivisions have strong feelings about this density issue and are prepared to respectfully represent our standing on this throughout the P & Z and city council processes. We have many active homeowners and we are committed to trying to change this density issue. We believe the lots close to the 5 acre lots should be 2 acres, and the lots by the current one acre, should be at minimum - half acre. . ~," -.. =~---- ,',,:,' --- , .. For now, our three subdivisions will attempt to work with the developer in hopes we can come to mutual satisfaction with the final plan. Please, please don't allow them to jam a high density plan next to our current rural lifestyle. Please consider transitioning the density with what is currently in place.
