MILFORD CREEK WEST SUBDIVISION
Milford Creek West Subdivision contains 48 single-family residential lots on 13.65 acres. The smallest
lot is 6,210 square feet, with the average lot size 8,233 square feet. Seven (7) common lots are located
within the project, totaling 1.89 acres (13.9 percent open space, 11.9 percent usable open space). There
will be a park located near the center of the project with playground equipment.
The property, zoned R-8, is located west of N. Eagle Road, south of E. McMillan Road and north of E.
Wainwright Drive. The gross density of this project is 3.54 dwelling units per acre (du/acre), and the net
density is 5.3 du/acre.
Sewer and water will be brought to the site via Zebulon Heights Subdivision No. 2 and will be continued
through the property as required by City Ordinance. The project will provide recreational opportunities
for the residents of the subdivision. The developer will provide sprinklers, trees, grading and hydro -
seeding or drill -seeding of common areas. Playground equipment will be constructed within the
development. The project will provide active and passive recreational opportunities for the residents of
the subdivision.
The final plat conforms with the approved preliminary plat and meets all requirements thereof. The
project conforms with all requirements and provisions of the UDC. The project was designed using
acceptable engineering, architectural and surveying practices and local standards. The project was
annexed under Ordinance 05-1208. No development agreement was required for this project.
It should be noted that, although City staff has requested that the name be changed to Milford Creek
West, the County Surveyor will likely require us to change the name back to Milford Creek Subdivision
No. 2 in accordance with State statutes.
