Dear Caleb,
Enclosed are two inter -related applications:
• Property Boundary Adjustment of Lots 3 and 4, Block 1, of Commercial Southwest
Subdivision No. 1. These lots will be "adjusted" into two parcels with the northerly
51.53-foot parcel to be incorporated into Commercial Southwest Subdivision No. 3.
• Commercial Southwest No 3 final plat, a one -lot commercial subdivision
encompassing the remainder of the property originally preliminary -platted as
Paramount Commercial Southwest Subdivision plus the "adjusted" 51.53-foot
parcel noted above.
Three prior plats have been developed within the approved preliminary plat
including Commercial Southwest Subdivision No. 1 immediately to the south,
Commercial Southwest Subdivision No. 2, to the west, and Commercial North
Subdivision, which included the platting of W. Deer Crest Street, to the north of
the subject.
There are no common lots or amenities provided in this phase. In fact, there are no street
or utility improvements required or proposed. Those facilities and services were
provided in the prior phases. Site landscaping of the "Linder Springs" multi -family
project will include the Deer Crest frontage as a site improvement, not a development
improvement.
Statement of Conformance
This final plat is in general conformance with: (1) The uses and layout approved
preliminary plat for the Paramount Commercial Southwest Subdivision; (2) the use
requirements and provisions of the UDC; and (3) acceptable engineering and surveying
practices, and local standards.
