A majority of building lots being approved in Meridian are small and subdivisions are high density. there needs to be choices for homebuyers and putting larger lots and lower densities that match the current homes in the area provides more opportunities for everyone. Allowing the lowest possible density of development on the outer edges of the city's impact area while highest density near the city core and freeway system to keep increases of traffic close to existing infrastructure. It is more energy efficient to keep the higher density in these areas and therefore reduces air pollution as well. Preserve open spaces, agricultural lands that are critical to the future and the past of this area.This is a perfect place to provide a transition zone from urban and higher density development and the rural lifestyle that already exists in this area. New development needs to take into account the surrounding area and current land uses.This area has 1 acres and larger building lots all around it and the most recent subdivision (The Keep) in the area has half-acre lots.The development up on top of the ridge should be in harmony with the adjacent land use. This is a unique area of this area and should be preserved.There are already plenty of options for high density development all around Meridian and Ada County. Allowing R-15 and R-8 densities this close to the edge of the city's impact area and so far from major transportation routes like 1-84 is irresponsible. They can build a bridge across the canal like Vantage Pointe Lane had to do in order to provide access to their land within their own road system. � I „pLU ry KOO Y � \` I This is an existing private road they are proposing to use for access a. f'•` The development of 3487 Adler Hoff Ln started as a large lot subdivision with extremely hard to find multi-acre building lots which matched the character and the uniqueness of the surrounding area. It has since be transformed into higher and higher density much like most of all new Meridian subdivisions. This land has the opportunity to preserve some of the character of Meridian and the surrounding area while providing a place for larger estate homes similar to those in upscale areas in Eagle such as Two- Rivers.The City of Meridian is lacking in any offering of larger lots or diversity in its recent planning. Everything is the highest density possible and results in cookie cutter subdivisions and home with little choice for residents looking for more diverse options which results in them looking elsewhere instead of settling or remaining in the City of Meridian.This is a perfect opportunity to utilize the land up on this ridge overlooking the City of Meridian and the Treasure Valley for a development similar to the surrounding area and to make an incredibly unique addition to Meridian instead diminishing the character and value of this area.
