To Honorable Mayor Simison, City of Meridian City Council, and City of Meridian Planning and Zoning Commission: I will refer to the most recent City of Meridian Comprehensive Plan for commentary. One could skew the demands for Arts and such for this application, but it is primarily an EDM nightclub model; arts value and community value perception is and will remain subjective. Excellence © going As outlined by the many letters of correspondence, many citizens thought the process to be somewhat clear as mud and many were upset that this looked as if this was already approved to be built. The citizens feel this proposal is not consistent with the vision and values of the Community. On public process and transparency...Wadsworth knew this was coming, but it failed to reveal The Oasis as a tenant at the December 22, 2020 City Council meeting. The applicant is merely checking the boxes for the application process, in my opinion.The first neighborhood meeting slot was for 3 PM at Kleiner Park, in violation of the Neighborhood Meeting parameters. It was then changed to 6 PM at Kleiner Park, OUTDOORS IN JANUARY, after the park is closed to the public. Only after complaint and reminder of City planning policy for neighborhood meetings was the meeting changed to virtual and in-person at Louie's. I feel the applicant has not sufficiently addressed the concerns brought up at the neighborhood meeting. Population To 3.01.00 This is not in step with positive growth. 30.02.01D This is not consistent with the community vision of a family-friendly atmosphere...rather it feels like an unprecedented experiment with the juxtaposition of a late-hours club against the lifestyles and values of families and neighborhoods. A swath of parking lot does not remove this promise by saying the property is somewhat removed from Tresidio,Jimmy John's,the chiropractor, VillaSport, or nearby Jackson Square (aka Bienville Square in City Records). Future © CD Land use The selection below from Chapter 5 demonstrates the conflict of this proposal in regards to the livability and high quality of life;the safety, health, and well-being of the community;the disturbances of developments to residential dwellings; beautiful and high-quality development that reinforces neighborhood character and sustainability; and the strengthening of community pride and identity. As outlined in the many pieces of testimony,the community has spoken with upset and disbelief that this was the chosen spot for the nightclub. As to the attitude expessed by some online, "...if you don't like it, move!" Well,with builders' projects a year or more out for a home and the inability to sign a concrete contract due to the rising costs and the tight home market, where are citizens going to move to?? After closing costs, stress of moving, yanking children out of their schools and moving from friends and community, and the lack of housing options a move would be daunting and expensive for many. THIS IS ONE APPLICATION in comparison to THE MANY CITIZENS THAT LIVE HERE. Don't displace your citizens with this proposal. Any potential parking fees to force ride share strategies will have those parking elsewhere, and will require a potentially dangerous arterial crossing to parking lots that are not tied into the Wadsworth plat. Add blinding headlights and dark skies, and even the most aware and sober patron of The Oasis will be taking quite a variable risk across the arterials and Highway 55.
