We along with our two children reside at 3766 East Vantage Pointe Lane, Meridian, Idaho. We are writing with concern to the new Skybreak subdivision that is proposed to go in adjacent to the north of our property. This development is at 3487 E. Alder Hoff Ln and 7020 South Eagle Road. We are not in support of this development in its current proposal. We have attended various meetings with representatives of the Conger Group regarding the proposal of the Skybreak development. During these meetings, It has been shared with the representatives of the Conger Group that we are not in support of the development in its current proposal. During these meetings, we have offered many alternatives to the plan. These recommendations have gone unheeded. Conger Group has made some changes, however they have been minimal, and those concerns we have are not being addressed. We have several concerns with the current proposal for Skybreak Subdivision.  Inadequate Transition: The current proposal has an inadequate transition from estate size lots to the proposed zoning of R15. In some cases, the proposal indicates that the current estate size lots of an acre+ would transition to lot sizes that are one-third of an acre or smaller. We would like to see a transition that is uniform throughout the entire current Vantage Pointe Sub with no less than 2:1 ratio and a minimum of half-acre lots. The planned park, “open space”, directly behind the neighboring property could easily be extended to span the entire north border of Vantage Pointe Sub to create an adequate buffer.  Change to the Natural Topography: The current proposal for Skybreak has requested a change to the current grade (elevation)/terracing to the natural topography of the land. The change to the natural topography of the land will have a negative impact on the natural drainage to the surrounding land as well as on the wildlife area nearby.  Inadequate “Green” Open Space: The current proposal does not have a reasonable amount of usable “green” open space. We moved out to the rural areas of Meridian to gain back the open space that we lost when living in more urban areas of the city. 1 Many of the stated proposals do not meet the City of Meridian’s Comprehensive Plan. For these concerns, we do not support the Skybreak development in its current proposal. We would like to see the stated concerns addressed by the developer. We are supporters of continued development as long as it is well thought out and complies with the City’s Comprehensive Plan. Respectfully, Leslie and Troy Kagee Vantage Pointe Residents 2
