We are writing to share our concerns with the proposed Oasis night club.
The large gym facility, with limited parking, has already stated that their parking spaces will be for
their customers only and they have no extra spaces to share with Oasis.
There is not adequate parking for the night club -- especially when they say they will be doing
concerts and renting space for wedding receptions. The parking lot on that corner cannot
accommodate those quantities of patrons.
Remember that concerts and wedding receptions will mean large quantities of folks all arriving about
the same time.
This will mean that people will park wherever they can ... the NW corner has Kohl's, Walgreens and
other businesses... the NE corner has Lowe's and other businesses... the SE corner has McDonalds,
Trader Joe, and other businesses... the worst part of the Oasis depending on other businesses to
share their parking spaces (aside from whether those business want overflow parking!) is that all of
those folks will become pedestrians crossing Ustick or Eagle or both. This is a very dangerous
intersection which already needs more enforcement to alert folks that it's illegal to turn right when
cross-traffic on Eagle has a left turn/U turn green light. A pedestrian crossing to McDonald's was
killed at this intersection last year.
The nearest cross-street on Ustick is Centerpointe, but the large apartment complex, the Brick Yard,
already has a lot of traffic on Centerpoint and there is hardly any legal "street parking" available. The
next cross-street is Leslie Way, a part of Champion Park subdivision. It is a short walk from Leslie to
the intersection of Eagle and Ustick--google says it is .3 mile and a 2-minute walk. Champion Park is
not equipped to take overflow parking from the night club. Within the first block of our subdivision, on
Leslie, is our community pond and park. The park is used frequently by children's sports teams and
other gatherings and available street parking is needed to support the park, which is used not only by
our subdivision, but citizens throughout the city.
The conditional use permit should be denied based on the lack of available parking spaces to support
that type of business.
The intersection of Ustick and Eagle seems to already have the longest signals anywhere in the city,
to accommodate keeping traffic moving on Eagle. Adding several thousand more trips per day to this
intersection for the gym and a nightclub/concert venue would not be a wise decision. If you've

already approved the gym, you need to consider what types of business would not further adversely
affect traffic at that intersection.
We are counting on you to make a wise decision.
