Hello, Honorable Mayor Simison, Meridian City Council, and City of Meridian Planning&
Zoning Commission,
Thank you so much for the time and energy you put into making Meridian an exemplary city
and wonderful place to live. We appreciate your dedication to our community and the support
for our local businesses. Meridian has become a place where individuals, families, and
businesses have been able to thrive. For this reason, we feel that as a business who has enjoyed
being part of this community for the past twelve years, we would like to express a concern with
our neighboring development.
We are located at the intersection of Eagle Rd and Ustick and are a business that adjoins the
upcoming development of which The Oasis is a part of. The completion of their venue would
put us within 300 ft of each other and we would like to express the concerns we have with their
business model at this particular location.
In short, we are opposed to this type of venue at this location for the following reasons: the
business model of The Oasis does not match that of the surrounding businesses, the parking is
insufficient for the venue, the flow of traffic will be hazardous to the neighboring homes and
businesses, and we do not feel that this type of establishment belongs in such close proximately
to a residential neighborhood.
The business model of The Oasis is not congruent with the businesses sharing the
development: VillaSport, Jamba Juice, Sadie Creek Drive Thru, AFC Urgent Care, Tresidio
Homes Office, Bodyworks Chiropractor and Jimmy Johns Drive Thru all cater to a broader
clientele of which families and children are a high percentage. We also question the judgement
of the patrons that will be leaving The Oasis at 2a.m. As a homebuilder, we are very
conscientious of the appearance and aesthetics of our office building and surrounding area as
this is will often be a first point of contact for many of our homebuyers. We worry that patrons
leaving the venue late at night, likely after some alcoholic drinks, may have a higher chance of
reckless driving or conduct, leaving garbage or vandalizing the area around our office, or
loitering in the parking areas late at night, which could have a negative impact on our business.
The parking dedicated to The Oasis is also insufficient, even at half capacity. As we understand
it, there will be 122 parking spaces dedicated to the Wadsworth Complex. Based on the
presentation at the neighborhood meeting, The Oasis will have a concert capacity of 900-1000

guests. This simply does not add up. There will without a doubt be Oasis patrons trespassing
on the parking dedicated to our business, VillaSport and other surrounding businesses. By the
time their employees have parked, there will only be around 100 spots for patrons, assuming
there will not be any other parking needs at the time by the other business in the Wadsworth
complex. The rideshare explanation of the applicant is insufficient.
Traffic flow is also a problem. Patrons leaving The Oasis will utilize N Cajun Lane to access
Eagle Rd, which puts the traffic flow, with a high probability of reckless driving,
right next to the residential area and navigating a neighborhood traffic circle. After school
programs at VillaSport and food establishments will certainly have patrons from Jackson
Square traveling between the two on foot and at increased risk for harm.
A residential neighborhood should not share space with a nightclub that will be playing music
and have a steady flow of patrons coming and going until 2am. The noise and traffic will
certainly be a disturbance of the peace for the families who have chosen to build homes and
raise families in this area.
We are not opposed to a business of this type being located in Meridian but feel there are much
more compatible areas for a late-night venue of this type than next to a residential
neighborhood and family-friendly establishments.
For these reasons, we urge the Planning & Zoning Commission to deny The Oasis' Conditional
Use Permit application and subsequently urge the City Council to deny it as well should a
review be requested.
We appreciate your consideration and thank you for your attention to this matter and to our
business in general.
