I have read the proposal to complete the Movado Estates mixed use project of townhouses and commercial uses. I have
a few comments to make which may already have been addressed or will be once completed.
1. Currently, there is insufficient lighting at the entrance to the project from Overland and S. Movado Way. Once the
Real Estate flags and sign are gone when the project is completed, the current access is marginally visible at night
however at least the middle turn lane is provided from the East. There is a street light at the corner. At full build out,
there will be far more traffic of both ingress and egress. I did read where there is some planned future street lighting,
but unclear of the location(s).
Also, as per the narrative provided, Movado Estates is said to be an upscale and appealing subdivision, beneficial to the
community, which took over a year to plan out. Unlike many other subdivisions in the region, this project does not have
any entrance subdivision signage at Overland Road other than required green city sign. Some competing developments
have water features, lights, landscaping, or artistic appealing architectural signs which aid motorists. This may already
be planned through Movado Estates, Village and the Greens.
2. Regarding S. Movado Way, is it already planned, approved or required to have two lanes Northbound which
abut Overland Road based on the increased traffic? A designated Right turn lane and Left turn lane seems logical
however it is unknown if the road width is sufficient as per County code. The Movado subdivision still has another 100-
200 future homes not yet built. It's basically only half done. The report attached to applicants project states that there
may be signalization in the future? Not knowing the criteria of such, should the underground work be done in advance
(or has it already been done?). Is signalization a condition of this project now? Movado will have 400+ homes in addition
to this proposal, yet the main ingress and egress is here at S. Movado and Overland, where there is no signal. Access to
the South of Movado via Knapp Street through Muir Woods and Sutherland Farms impacts their neighborhood and adds
to their traffic. That leaves access via Copper Point and dumps directly onto S. Eagle Road, already with heavy traffic.
3. S. Movado Way is posted at 20 mph however already at 1/2 build out of construction, there is an abundance of
excessive speed. There is an additional neighborhood park only a few hundred feet South of this project right adjacent
to the street which is currently under construction on S. Movado Way (part of the Greens). Additional signage should be
installed around this development entrance.
