Special Warranty Deed
For valuable consideration, Kenneth A Williams and Gloria M Williams, a married couple, now and
continuously married since date of aquiring title on November 22, 2006, and Jason R Williams and
Karen M Williams, a married couple, now and continuously married since date of aquiring title on
November 22, 2006 (collectively "Grantor"), does hereby convey to Shelburne Properties LLC, an
Idaho limited liability company ("Grantee"), whose address is 7440 E Pinnacle Peak Rd #142
Scottsdale, AZ 85255, the following real property situated in Ada county, state of Idaho:
A portion of the Southeast 1/4 of the Northwest 1/4 of the Southeast 1/4 of Section 28,
Township 3 North, Range 1 East, Boise -Meridian, in Ada County, Idaho, more particularly
described as follows:
Commencing at the center of said Section 28; Thence
South 0°14' East 662.38 feet; Thence
North 89°52'50" East 664.53 feet; Thence
South 0°15'10" East 662.84 feet to the real point of beginning; Thence
North 0°15'10" West 662.84 feet; Thence
North 89°52'50" East 108.19 feet, more or less to a point on the
Westerly boundary of that certain parcel described in Book 88 of Deeds on Page 8,
Records of Ada County, Idaho; Thence
Southeasterly along said Westerly boundary the following courses,
South 11 *13' East 236.30 feet; Thence
South 15*23' East 294.90 feet; Thence
South 19*58' East 155.91 feet to a point bearing North 89*55'10"
East from the real point of beginning; Thence leaving said Westerly boundary,
South 89°55'10" West 282.70 feet, more or less, to the real point of beginning.
Except ditch and ditch rights -of -way.
Further excepting therefrom that portion deeded to the United States of America by Deed
recorded September 10, 1910 as Instrument No. 32075 and filed in Book 88 of Deeds at Page
8.
SUBJECT TO: Existing taxes, assessments, covenants, conditions, restrictions, rights of way,
easements and all other matters of record.
And the Grantor hereby binds itself and its successors to warrant and defend the title, against all acts
of the Grantor herein, and no other, subject to the matters set forth.
