Riverwalk Dr. Boise, Idaho 83706 Page 2 of 2 Materials Primary exterior materials are cultured stone with varying colors, sizes, and textures. The pattern of the culture stone will be random ashlar. The exterior materials also include multiple metal panel systems at accent locations, aluminum sunshade devices, and metal standing seam roofing. Signs / Lighting There is not a plan to add signage at this time, but if this changes, all signage will be submitted for City review and permitting separately from this application. Site lighting will be provided on the building to illuminate driveways, parking areas, and outdoor pedestrian environments with energy saving, cut-off type LED fixtures. The wall mounted LED fixtures on the building will provide decorative lighting at the building’s perimeter. Pedestrian Walkways and Facilities Pedestrian walkways are provided along Locust Grove and one will be added to Ralstin Street. A 38” wide concrete apron is provided along the north and south façade to allow safe pedestrian areas separate from the drive aisles. Riverwalk Dr. Boise, Idaho 83706 Page 1 of 2 Design Review Application Ralstin Flex Space November 13, 2020 The proposed Industrial flex space units are designed with a space that can support one or multiple businesses that need a combination of office and warehouse / industrial space. The designed facility will complement the adjacent neighborhood while creating a sense of place for the project. The proposed request for the Design Review Application, is described below. Cohesive Design A variety of elements, materials, and colors are utilized on the building’s exterior to both break up the structure’s mass and size and add visual interest, each of the individual facades harmonize to create a unified and cohesive architectural composition. The combination of various sizes and textures of cultured stone, metal wall panel, aluminum storefront window systems, and metal roofing create a visually pleasing architecture that extends around the entire facility. Building Scale The building is designed to accommodate 6 units. Parapet walls along Locust Grove and Ralstin are 27’ – 2” in height, and the gable roof slopes up to 35’ – 8” in height. To visually reduce the scale of the building, modulations in wall heights, wall offsets, and varying material and color selections are incorporated on all facades. Human scale is further incorporated through the more intimate scale of material dimensions and patterns; through decorative material change below each window and to provide modulation on the overall elevations. Building Form The building is composed of a rectangular form and rectangular massing elements. The structure’s largest massing elements correlate with the building’s primary functional use. The gable roof structure compliments similar forms that exist in the adjacent area. At north and south elevations, large 10’-0” wide aluminum storefront windows occur at each unit to provide visual relief and material change. Architectural Elements In addition to the accent cultured stone, other architectural elements include aluminum doors, windows, aluminum sunshades, multiple metal panel system colors, and metal roofing material. Ralstin Street Planning Staff: LKV respectfully requests Certificate of Zoning Compliance approval for the construction of a new Industrial Flex Space Building, located south of E. Pine Ave., on N. Ralstin Street. A complete staff level Design Review Application is being submitted with the CZC application. The scope of the project consists of the construction of a single story, 26,616 square foot building shell on approximately 1.351 acres. The interior tenant improvements are not par of this application and will be completed in future phases. The exterior building materials will be a combination of a gabled metal roof, cultured stone, aluminum storefront and metal panels. The tallest portion of the building will be at a height of 37’ – 2” to the top of the east and west parapets. The main portion of the building will be 35’ – 8” to the top of the roof ridge line. Ada County Highway District and Idaho Transportation Department have both been contacted regarding this project. They are in agreeance with the proposed curb cuts and the have requested providing a sidewalk along Ralstin Street as shown in the drawings.
