Ada County, Idaho, being a portion of that parcel as described in Warranty Deed Instrument No.
2020-021417, records of Ada County, Idaho, and more particularly described as follows:
Commencing at a Brass Cap monument marking the northwest corner of said SW'/4, from which
a Brass Cap monument marking the southwest corner of said SW '/4 bears S 0°30'33" W a
distance of 2659.46 feet;
Thence S 0°30'33" W along the westerly boundary of said SW % a distance of 655.07 feet to a
point;
Thence leaving said westerly boundary S 89°57'27" E a distance of 48.00 feet to a point on the
easterly right-of-way of S. Locust Grove Road;
Thence along said easterly right-of-way S 0°30'33" W a distance of 95.24 feet to the POINT OF
BEGINNING;
Thence leaving said easterly right-of-way S 89°57'27" E a distance of 209.77 feet to a point on
the westerly right-of-way of S. Truss Place;
Thence along said westerly right-of-way S 0°58'27" W a distance of 120.22 feet to a point marking
the southeasterly corner of said parcel as described in Warranty Deed Instrument No. 2020-
021417;
Thence along the southerly boundary of said parcel N 89057'26" W a distance of 204.59 feet to a
point on said easterly right-of-way of S. Locust Grove Road;
Thence along said easterly right-of-way N 4°33'20" W a distance of 47.59 feet to a point;
Thence continuing along said easterly right-of-way N 0030'33" E a distance of 72.77 feet to the
POINT OF BEGINNING.
This parcel contains 25,057 square feet (0.58 acres) and is subject to any easements existing or
in use.
