Certificate of Zoning Compliance Narrative
Our application is for a new self-storage facility at 2500 N Eagle Rd. The proposed facility will consist of a
3 story, approximately 95,680 square foot building, and a one story, approximately 2,100 square foot
building. The facility will include approximately 700-800 storage units ranging in size from 5’x5’ to
10’x30’. The 3 story building will include a pass through that is roughly 40’ wide by 17’ tall for cars and
trucks to unload. Roll up doors on the ground floor will be screened from Eagle Road by a 6’ CMU
masonry fence that will match the split face CMU on the ground floor of the building.
The site will not include an on-site trash enclosure, but will include trash containers within the building.
The site does not have any trees that need to be protected or removed.
Previous approvals include conditional use permit approval that included a development agreement (H-
2019-0121, DA Inst. #2020-062947).
