Gentlemen:
At Mr.Skiverts request, this letter 1s rritten to give additional
information concerning the use we expect to make of the tract' in the
Taylor subdivision. We understand that the lnformation is necessar;r in
order to determine if the property should Le zoned as rrcomnercial" ot
rrindustrial.rr
The following is subrnitted as the boardrs statenent of intentions
at this time:
1. The ",ui1ding nolr on the property, formerly occupied as an
office by the Brock Lumber Compaly, wl1} be used as tha Association office,
laboratory and supply depot. This structure apparently lies partly ln
Lot No.21 and Lot No.22 Just south of Taylor avenue.
2. the second building that is planned wilf lie ln Lot No.2l-
adJacent to the offlce buil<iing a-nd will be approximately 50t x 50 r.
This building ri1I be uged as a washing station for three bul"k nilk tank
trucks that we operate and for housing the trucks at night. We plan toinstall a mechanical recirculatlng tyr;e washil3 unit which will require only
a few hundred ga-tIons of detergent solution to be used daily. An al,ternate
use of the building will be for reloading rrilk from one truck to another
when necessar;r. We may need to add milk storage tanks and cooling equipnentlater. Horever lre have no plans now to do any processing or nanufacturing.
We have no plans to use Lot 2J for any purpose at this time. The sarneis true for Lots 1 and 2 which front on highway 10. However, we understand
that the latter two lols are res zoned as commercial property and
since it seems likefy that o 11 be similarly zoned wouldntt it be
approoriate to designate Comrnercial also? hle will undoub tedly
rEB '
retain the vacated Ballarfor our property,
t alonq the west boundary as an access route
Very truly yours,

Gentlemen:
This Association has recentfy purchased Lhe tract south of Taylor
Avenue in t,he Taylor subdivision forrerly owned iry the Boise Cascade
Corporation and plans to make certail inprovernents thereon. At the
suggestion of Messrs.Ambrose and Navarro, respec"lvely, this letter is
lrritten to inform you concernilg our p1ans, anC to request your cooperation
in certain phases of the proJect.
We understand that the properby is loca'"ed outside of the area
originally defined as the selrer improvement district, hence, we ',.ri11 be
required to build the additional sewer line that nril-I be necessary to
serve our build:ings. This we are willing to do, however, since the extension
of the sewer line r'ri11 be a poteniial inprovement for adJoining property
not ormed by us if and uhen subdivision oc3urs, in order to recover a fair
share of the cost of the sewer extension, we hereby petition the Concil
to make future tie-ins by other property owners contingent upon prynent of a
reasonable shsre of the capital lnvestment advarced by the Association, such
paym.ents to be credited to tte Association.
It woul-d be desirable for the Association to have infornation concerning
the actual grade of the sewer line frorn the point of cornection to the corner
of our property and, also, to a point opposite the office bui-liLing nor on the
property so that the line canbe laid w:ith the proper fall.
Mqy we also respectfully direct your attention to the condition of the
dedicated portion of Taylor Avenue nhich is in need of repair? There rci11 be
considerable travel on the street durirg construction of the new building and
regul-ar1y thereafter. This rriI1 include not on\r our ovn bulk milk tank
trucks, but cars and trucks of our members, J-n addition to vehicles of the
Boise-Cascade Corporation which use the street.
Our purchase agreement speci.fles that the remainder of Try1or Avenue
(presently vacated) to the west line of our properQr will be available as an
established thorou3hfare and that the parties or'rning property o n the north side
of Try1or Avenue will cooperate rlth us in having the area constituting the
extension of Trylor Anenue vacated and made a rrpublic highway and thoroughfare.rl
Although this is not of imnlgdiate concern, we reo_uest that you give it your
consideration so that we may lcoow rhat to expect in the way of requirements, when
the improvement of the street is authorlzed.

Dear Mr.Ambrose:
0n referrir:g to ngr notes, I realize that f failed to
mention one item that will undoubtedly require council
action when I wrote to you )'esterd4y.
We understand that the property acquired by the
Association in the Tayl-or subdirision is presently zoned
as 'rA Re sidentl"a-l. 'r Since it is our intention to use the
trai!' and buildings for ofiice and industrial purposes it
is desirable to have the zoning classlfication changed to
rrC Conmercial.rr
Will you kindly add this item to the rnatters to be laid
before the council?
Very truly yours r
