Licensee herein agrees at the termination of this License Agreenent, to return all premises as nearly es Practical to the condition that sald premises were in Prior to any use thereby by Licensee ' Should Licensee fail to prornptly rellove any imProveroents and/or fixtures uPon said right-of-way at the termination of this license herein, and the Licensor desireE to have said inProvements and/or fixtureE removed' the Licensor may remove said inprovenents and/or fixtures and assess Llcensee for the costs of removal of same. Licensee shall also be 1iable for all costs lncurred by Licensor to cause the ProPerty to be returned to the same condition lt was Prlor to the grant of this license.
