El Gato Final Plat
Dear Ms. Canning,
Please accept the attached final plat application for the proposed El Gato Subdivision.
The final plat is in compliance with the findings and conditions of approval set forth in
the approval ofthe preliminary plat. We are in the process of vacating the ACHD right-
of-way on the south side of the subdivision. ACHD has inadvertently delayed the
vacation hearing (they forgot to schedule the hearing), but it is now scheduled to be heard
and will be completed prior to the City's signature on the final plat.
There has been a minor modification to the final plat, the addition of a new common lot,
necessitated by a revision to drainage plans. The new common lot is located on the
southern property line adjacent to the Purdam Drain. The addition of this lot does not
reduce the frontage or lot sizes below the minimum standards of the existing zone and is
allowable as a "non-significant" change to the plat according the ODC. A revised
landscape plan is attached, and it includes additional landscaping in the new common lot.
Fencing for the subdivision will consist of picture-frame cedar fencing on the perimeter,
excepting the fencing on the southern boundary, which will be "black" chain link
adjacent to the canal.
The final plat will be in compliance with the requirements and provisions ofthe UDC
(although this project was approved prior to the adoption of the UDC). The final plat is in
conformance with acceptable engineering, architectural and surveying practices and local
standards. The annexation ordinance number is 05-1189.
